Renters in Czechia are likely to feel the squeeze again this year, with analysts warning that rents will continue to rise faster than wages, especially in Prague and Brno.

High demand, slow construction, and rising property prices are expected to push tens of thousands more people into rental housing in 2026, adding fresh pressure to an already overheated market.

How much could rents rise?

According to the Rental Housing Association, average rents are forecast to increase by 6 to 9 percent this year. By comparison, nominal wages are expected to grow by around 5 to 6 percent, meaning many households will see a larger share of their income eaten up by housing costs.
