After a quarter-century without a new blueprint for growth, Prague is preparing to unveil its long-awaited Metropolitan Plan, a massive urban overhaul that will define how the city expands for decades to come.

Officials say the plan will unlock brownfield sites for as many as 350,000 new apartments, speed up construction, and protect the city’s character and natural landscape. But while the goals are ambitious, the city’s housing crisis remains acute, and experts warn that meaningful change will take years to materialize.

The plan, developed by the Prague Institute of Planning and Development (IPR), maps where housing, offices, and public spaces can grow while maintaining the capital’s skyline and green corridors. It incorporates more than 18,000 public comments and is entering its third and final consultation round before expected approval in mid-2026.
