Do you go for an older apartment in an established neighborhood, where competition is rising and renovations are often needed? Or do you stretch your budget for a new-build on the outskirts, where comfort is higher but prices are moving further away from local incomes?

For many buyers in Czechia, the choice used to be relatively clear: older apartments were cheaper and more central, but often needed updates, while new apartments were more expensive, more modern, and usually located farther out.

By 2026, that distinction is becoming less clear. Older apartments are no longer especially cheap, particularly in high-demand areas. New apartments remain limited in supply and continue to command high prices, while regional cities are seeing some of the fastest growth.

The question remains: where, if anywhere, can buyers still find value?
