Finding a rental apartment in Prague has never been easy, but a new analysis suggests that paying the asking rent is no longer enough on its own. As competition for housing intensifies, landlords are increasingly looking beyond price and choosing tenants they believe will be reliable over the long term.

According to a new analysis by the real estate platform Bezrealitky.cz, the average rental listing now attracts around 30 enquiries across Czechia, and as many as 50 in Prague.

With so many prospective tenants competing for the same apartment, landlords are making decisions more quickly and more selectively. What does this mean for renters in an already challenging market, and how can you improve your chances?
