Construction is underway on what will become Prague's third-tallest residential building, a 70-meter apartment tower rising near the Depo Hostivař metro station in Prague 10. The 23-story Metropolis Tower will contain 256 apartments and is scheduled for completion by the end of 2028.
Developer Central Group announced Monday that work on the project in Malešice has begun, with the first apartments already attracting considerable interest from buyers. Prices start at CZK 6.9 million for two-room apartments and CZK 9.9 million for three-room units.
The project will add a new high-rise to Prague's skyline, where the construction of tall buildings has traditionally been restricted to designated areas to protect the city's historic character.
What to expect from the new Metropolis Tower
The development will offer apartments ranging from studios to four-room units, with layouts designed for different household sizes.
According to Central Group, all apartments will include heat-recovery ventilation and exterior window shading, while selected units will also have air conditioning. Most will feature balconies, storage units and underground parking spaces.
The introductory prices of CZK 6.9 million for two-room apartments and CZK 9.9 million for three-room apartments apply to both sales phases and include VAT.
Central Group founder and CEO Dušan Kunovský said more than half of the apartments offered in the first phase sold during the first week.
The developer also claims that its prices are approximately 20 percent below the average for new apartments in Prague, although actual prices will vary depending on apartment size, floor and features.
The tower will be located close to tram and bus stops, approximately three minutes from Depo Hostivař metro station on line A.
The company says the surrounding development will include a new public park with a children's playground, while a shopping center is also being planned nearby. These amenities form part of the area's proposed development and are not yet completed.
How the new tower compares with Prague's tallest buildings
At 70 meters, Metropolis Tower is expected to rank third among Prague's tallest completed residential buildings, according to Central Group.
The tallest is currently V Tower in Pankrác, measuring approximately 104 meters with 30 floors, followed by Rezidence Eliška in Vysočany at 94 meters.
Prague has historically imposed restrictions on high-rise construction, particularly in locations where new buildings could interfere with views of the city's historic center.
The Metropolis Tower project is part of Central Group's broader residential construction program in the capital.
The developer currently has approximately 3,200 apartments under construction, representing an investment of around CZK 25 billion.
Kunovský said the company intends to begin construction on more than 2,000 additional apartments across nine developments in seven Prague locations over the coming months. Those projects have a combined estimated value of CZK 17 billion.
Central Group also reports holding land suitable for more than 40,000 additional apartments across approximately 60 locations in Prague, although those projects remain at various stages of preparation.
Construction of Metropolis Tower is expected to finish in December 2028, adding another prominent residential building to Prague's expanding eastern neighborhoods.
