Based on data from large real estate portals Bezrealitky and Maxima, here are the top five cheapest regions to rent an average 60 square meter apartment as compiled by Czech media outlet E15.cz.

5. Vysočina

Vysočina ranks among the most affordable regions, with an average monthly rent of CZK 13,200. Smaller apartments, like a 1+kk or 1+1, typically range between CZK 5,000 and CZK 8,500 depending on location and size. While rental prices are slightly higher in cities such as Jihlava and Třebíč, you’ll find more budget-friendly options in smaller towns like Kamenice nad Lipou. Rents are slowly rising, but this region remains a solid choice for affordable living.

4. Karlovy Vary

In the Karlovy Vary region, the average monthly rent is CZK 13,020. Although rents are gradually increasing, local municipalities are working to balance market-level pricing with maintaining some affordable public housing for key professions like doctors and firefighters. The region is investing in modernizing its housing stock, making it an increasingly attractive and affordable place to rent.

The South Bohemian region’s average rent is CZK 12,960 per month. Despite a significant rise in rental prices over recent years, driven by demand from students and professionals, it remains one of the cheapest places to live in Czechia. New development projects aim to ease market pressure, but you’ll still find reasonably priced apartments in this scenic area.

Ostrava’s average monthly rent is CZK 12,840. This city is gaining popularity not only for affordable rents but also as an investment destination due to low purchase prices and good rental returns.
