How internationals are changing rental housing in Czechia

With over 1M foreigners in Czechia, international tenants are reshaping the rental market by prioritizing flexibility, quality, and corporate-led leases.

Preferences for shorter leases and the rise of company-provided housing are giving international tenants growing influence in Czechia’s rental market.

With more than 1 million foreigners now living in Czechia, expats are becoming a lasting influence on expectations around flexibility and quality in Czech rental housing, says Matěj Surkoš, project manager at development company Urbaneo.

“Czechs have a historically rooted need to own at their core, while expats logically do not have this need. They perceive property ownership as more of a concern and prefer to rent quality housing,” says Surkoš.

Landlords competing for foreign tenants are adapting to this market shift with clearer contracts, greater flexibility, and higher service standards, he adds.
