This apartment building, constructed in 1906, is currently undergoing a complete renovation that emphasises the preservation and restoration of original features in the apartments and common areas.
The goal of the project is to create a combination of modern living with advanced technologies while preserving the building’s historical character and the unique atmosphere of Prague’s Žižkov district. The renovation of the apartments is expected to be completed in Q4 2026.
This 55 m² apartment is located on the 1st floor and shares the floor with only one other apartment.
The layout includes a spacious entryway with ample room for built-in wardrobes. The apartment’s comfort is enhanced by a bathroom measuring nearly 5 m², which features a shower stall, a toilet, and space for a built-in cabinet with plumbing for a washing machine. Above the bathroom, there is a practical storage area for seasonal items.
The living room, which is prepared for a kitchen unit, is pleasantly bright thanks to two large casement windows. The bedroom is cosy and also offers plenty of space.
The standard finish of the apartments includes new casement windows fitted with insulated double-pane glass, doors with door frames, vinyl flooring, Laufen and Grohe fixtures, and hot-water underfloor heating. Custom woodwork, kitchen cabinets, and light fixtures are not included.
A significant advantage of the project is its modern heating system, where the heat source is a central boiler room equipped with a heat pump combined with underfloor heating in individual apartments. This solution ensures not only comfortable living for residents but also low operating costs, high energy efficiency, and independence from unpredictable gas supplies. At the same time, it is an environmentally friendly heating method with a significantly lower carbon footprint, which increases the long-term value of the property and the project’s appeal to both investors and future tenants. The courtyard facade will be insulated.
