Czech gas boiler rules: What tenants and homeowners must service, and who pays

Boiler servicing, flue checks and technical revisions are different under Czech law. Here is what expat homeowners and tenants need to know.

As temperatures fall across Czechia, households with individual gas heating face a familiar question: Is an annual boiler service legally required, merely recommended or something the landlord should arrange?

The short answer is that routine servicing of a domestic gas boiler is generally not compulsory for private households. It is nevertheless strongly recommended each year and may be required by the manufacturer’s warranty, an insurance policy or a rental agreement.

A boiler service should not be confused with the legally required inspection of its flue or chimney. Czech regulations treat the appliance, gas distribution system and route carrying exhaust gases as separate components with different responsibilities and schedules.

Which checks are mandatory in Czechia?

An ordinary boiler service, called servis kotle or sometimes servisní prohlídka, examines the appliance itself. A qualified technician typically checks its seals, safety devices, burner, operating pressure and combustion settings, cleans internal components and looks for signs of wear or leakage.
