Two private gardens and dedicated parking right at the entrance. Right next to
the house, horses from a local equestrian center graze just beyond the fence.
You will find all this at the end of a quiet cul-de-sac in Holubice, with a
direct bus connection that gets you to Bořislavka in Prague in just half an
hour.
This privately-owned, 2+kk (one-bedroom) apartment with a floor area of 46.37
m² is located on the ground floor of a brick row house containing only five
units. Having fewer neighbors and a location away from through-traffic offers a
refreshing change compared to living in a large apartment complex.
The layout consists of a living room with a kitchenette, a separate bedroom,
and a bathroom equipped with a bathtub and toilet. The hallway offers space for
a built-in wardrobe, while a separate utility room provides the kind of storage
space often lacking in apartments.
The apartment includes two gardens situated on opposite sides of the house. A
12 m² garden is located in front of the entrance and is accessible directly
from the bedroom. The second garden measures 15 m².
Practical Information
Heating is provided by a private electric boiler.
Hot water is supplied by an electric water heater.
Low operating costs. Based on previous usage, estimated monthly costs for a
family of four were approximately 800 CZK for water and 2,400 CZK for
electricity.
Built in 2018.
In the official documentation, the unit is classified as a studio/workspace
(*ateliér*), but its current layout functions as a 2+kk (one-bedroom apartment
with an open-plan living area and kitchenette) and it is used for residential
living.

There is plenty going on in Holubice!
The village itself offers a kindergarten and elementary school, a library, a
playground, shops, and medical services. The local Romanesque rotunda and the
surrounding countryside are also well worth a visit. Near the municipal office,
you will find an ATM and parcel pickup lockers, including an AlzaBox.
The bus stop by the municipal office is just a five-minute walk away. A direct
bus connection takes you to the Bořislavka metro station (Line A) in 30
minutes. By car, you can reach Prague in approximately 20 minutes. You can also
take the train from nearby Libčice nad Vltavou.
The photos give you an idea, but an in-person viewing will tell you much more.
