Apartment for rent, 2+1 - 1 bedroom, 49m²

I am renting out a 49 m² 2+1 flat in a 1920s apartment building in Vinohrady, a two-minute walk from Flora metro station (line A). Both rooms are separate, each with its own door from the hallway, and the kitchen is a separate room too. The flat has high ceilings and oak parquet floors. It suits a couple or a family with a small child looking for a longer-term home. I rent directly, with no agency and no commission.

The flat is on the raised ground floor, only five steps from the entrance, so you don't need a lift and there is no carrying prams or shopping upstairs. It was renovated in 2015, the parquet floors have been professionally restored and all interior doors are new and made to measure. The building is in the protected historic part of Vinohrady.

The bathroom has a large walk-in shower and a washer-dryer, the toilet is separate. The kitchen is fully equipped with a hob, oven, built-in microwave and fridge-freezer. There are made-to-measure built-in wardrobes in the bedroom (including a mirrored wardrobe) and storage above the hallway.

The flat is partly furnished. Everything you see in the photos stays, including a 180 × 200 cm double bed.

Heating and hot water come from the flat's own gas boiler, so you control the temperature yourself. The facade is insulated, the windows are original. Internet of up to 2 Gb/s is available in the building. A cellar comes with the flat.

Atrium Flora shopping centre is right by the metro, Jiřího z Poděbrad square with its playground is about 10 minutes on foot and Wenceslas Square about 15. There is a school in the courtyard of the building and more schools and nurseries nearby. The building is quiet. Street parking is in the Prague 3 paid parking zone.

The rent is CZK 22,900. On top of that come services of CZK 2,450 (water, waste, electricity for common areas, TV, building insurance) and utility advances of CZK 4,500 (electricity CZK 1,500, gas CZK 3,000). Based on the latest bills, gas averaged about CZK 2,300 per month over the year and electricity about CZK 1,100, so the advances leave a margin. I settle utilities once a year against actual consumption and refund any overpayment. Services and advances are calculated for two adults and go up proportionally for more people. The deposit is CZK 45,800.

The lease is for one year with the option to extend. No smoking in the flat or the building, a small pet by agreement. You pay nothing in advance: the deposit and first month's rent are paid when we sign the lease and I hand over the keys.
