Radlice’s revival: From industrial zone to one of Prague’s most livable neighborhoods

Prague 5 is currently undergoing an impressive revitalization of many sorts. The district's Radlice area—once an industrial hub—has seen several new housing projects spring up as the region takes on a more polished look that now prides itself as one of the capital’s most desirable places to live for expats. 

Now, the impressive new Semerínka residential project from developers Crestyl sets out to make Radlice, based in Smíchov, even better. Over 180 brand-new apartments spread over four apartment blocks, complete with gardens and all entities, will allow people to experience high-quality living at affordable prices—and just minutes from the city center. 

Radlice and Prague 5 are transforming into top-tier residential and multifunctional areas. Semerínka is, truly, a game-changer: it will provide residents with high-standard living—all amenities and sports facilities at their doorstep—with seamless and convenient access to the center.

From industry to innovation: The changing face of Radlice

Radlice was once a bustling industrial hub, especially from the late 19th century into the mid-20th century. One of the key industrial landmarks was the Walter Factory, founded in 1911. This factory specialized in aircraft engines and became one of Czechoslovakia’s major engineering companies.

Its growth was driven by its strategic location near the Smíchov freight railway station and major transport routes. This location plays an important—and useful—role today.

Reach the center with ease

Indeed, one of the primary benefits of Semerínka is its integrated transport accessibility. The project is positioned equidistantly between two metro stations, Radlická and Jinonice (on the yellow B line), both reachable within a short walking distance. Praha-Smíchov railway station is only one stop away. 

Additionally, there is a special bus stop right outside the complex, which gets you to the Na Knížecí bus stop and Radlická tram terminus in 10 minutes, with all direct routes to Anděl in under 10 minutes.

An additional plus point is the closeness to the historic Prague Semmering railway line (also known as the Smíchov–Hostivice railway line), with a stop in nearby Jinonice. This train line provides a route to Prague’s Main Station in just 20 minutes and to Smíchov in a few minutes.

Convenience wherever you look

Beyond transport, the project is located in an area with well-developed civic amenities. Radlice offers kindergartens, schools, shops, playgrounds, post offices, restaurants (complete with international cuisines), and bistros. 

The development offers a variety of indoor and outdoor spaces designed to promote an active lifestyle. At its heart is what developers describe as a "micro-environment," featuring family-friendly zones ideal for group activities and community-building initiatives. 

Residents also have year-round access to an indoor swimming pool, a sports hall, a fitness center, and tennis courts. By prioritizing shared living spaces, such as a multi-purpose community room and garden for various resident activities, the design encourages a strong sense of community while still respecting personal privacy. 

Relax in nature—even in the city

Semerínka is also notable for its proximity to green spaces and recreational areas. The development is situated near the Radlice plains and within walking distance of several natural landmarks. 

These include the Děvín hillfort and the Prokopské údolí nature reserve. The availability of such green spaces supports outdoor activities and offers an environment with reduced urban noise.

The architectural design of Semerínka consists of four blocks of different heights, aligned with the natural slope of the surrounding terrain. This layout minimizes shading between the buildings and ensures views of Prague and surrounding greenery—particularly from the upper floors.

Living in premium

The brand-new apartments come with a range of premium features that truly put residents first. The units feature Italian-inspired terrazzo bathrooms in four color options, and larger apartments include bathtubs and separate toilets.

Three-layer wooden flooring provides durability and thermal insulation, complemented by underfloor heating for consistent warmth. A heat recovery system enhances air quality and energy efficiency. 

What’s more, select units offer private front gardens or rooftop terraces for added comfort and privacy. The development includes two underground parking levels with 216 spaces, charging stations for electric vehicles, and a 24/7 reception that provides security and package handling.

Not breaking the bank

This new development’s grand appeal is underscored by its popularity: Of the 185 apartments originally listed, just one-third remain available, and the complex will be open to move into later this year.

Semerínka offers a range of rooms that cater to singles, couples, and families, with offerings of 1+kks, 2+kks, 3+kks, and 4+kks. Prices range from a reasonable CZK 6.3 million for a 1+kk to just under CZK 21 million for a 4+kk. Apartments truly offer massive space to unwind and live, with some apartments around the 120-square-meter mark, complete with large front terraces or balconies.

The development is scheduled to be completed by the end of 2025, at which point residents can move into Prague’s latest housing opportunity and start a new life—for the better.
