Advice on buying property??

I am hoping to buy an apartment in the Czech Republic fairly soon. Are you still required to set up a limited company to purchase a property if you are a citizen of the EU? Are there still restrictions?

I would like to hear from any expats from the UK or any other European country wh has bought a property recently for some advice. Are prices flexible or can you haggle with them?

Hello.

Yes, there are still restrictions even though Cz is now in the EU. The restrictions last for either 3 or 5 years from May 2004.

The ways around it are (1) set up the company, as you've said; or (2) marry a Czech and buy it jointly!

I did the latter so can't help much on method (1).

As for bartering over the prices, yes absolutely. You'll normally find that the agent selling the property is asking a lot more than the owner has requested. So there's always room for haggling. The best weapon to use with the agents is simply walking away!!

Try not to buy from a developer as you pay a lot more that way. You can easily buy something scruffy and have a builder do work for you. It ends up better and cheaper.

Oh, I nearly forgot the most important bit of advice... ...use a good lawyer!!!

NEVER EVER EVER sign something direct with an agent.

And always make all payments through a good notary - and insist that the notary is one known to and trusted by your lawyer.

Else you WILL be sorry!!

You mentioned the restrictions on buying property will expire in 3 or 5 years--do you know any more than that? Will this mean that no-residents will be able to buy property then? Any insight is greatly appreciated. Thanks.

Since June 2004 citizens of EU countries can buy Czech real estate property after they register as Czech residents.
